Why Coquitlam Is a Transit-Oriented Land Assembly Hub

Coquitlam is one of Metro Vancouver’s fastest-growing cities and is now fully into implementing B.C.’s Transit-Oriented Area (TOA) legislation under Bill 47. Properties within 800 metres of SkyTrain stations are designated as Transit-Oriented Areas, with minimum heights and densities that cities must allow and residential parking minimums removed.

 

Coquitlam has TOAs around eight rapid transit stations in or near its borders:

At the same time, the City is updating its land use plans in stages:

Stage 2 – Active: Detailed land use updates for Burquitlam, Lougheed and surrounding “Southwest Shoulders and Corridors” (Austin & Como Lake).


Stage 3 – UPCOMING: Land use and servicing updates for Braid, Coquitlam Central, Lincoln, Lafarge Lake–Douglas, Moody Centre and Inlet Centre and their surrounding areas, with OCP changes targeted to start coming through in early 2026.
