Why Port Moody Is a Hotspot for Transit-Oriented Land Assemblies

Port Moody is right at the centre of B.C.’s new Transit-Oriented Area (TOA) rules under Bill 47. Both Moody Centre and Inlet Centre SkyTrain stations are officially designated TOAs, which means land within 800 metres of each station now falls under a provincial minimum density and height framework.

In July 2024, Port Moody council approved its Transit-Oriented Areas Designation Bylaw, mapping out TOA boundaries around these stations and removing minimum residential parking requirements inside them. Any new development applications in these tiers now have to follow the provincial TOA framework.

On top of that, the city is updating its Official Community Plan through Port Moody 2050, which builds in TOD areas around Moody Centre and Inlet Centre, new small-scale multi-unit housing corridors, and provincial 5- and 20-year housing targets.

For owners close to the SkyTrain or St. Johns Street, that combination of Bill 47 + TOAs + OCP update makes Port Moody one of the most interesting land assembly markets in the region.
